A question about a listing, a neighbourhood, or what your own home would fetch this spring — all of it is a short conversation, and none of it obliges you to anything. Most of the people I work with start exactly here, with one question they could not get a straight answer to anywhere else. If you are buying, tell me the area and the budget and I will send you what is actually worth seeing, not everything that matches the filters. I will tell you what a place is likely to go for rather than what it is listed at, what the strata minutes say before you fall in love with it, and when the right move is to wait. If you are selling, I will walk the house with you and give you a real number — the one the comparables support, not the one that wins the listing. Then we go through what it would take to get there: what is worth fixing, what is not, how it should be photographed, and when it should go live. And if you are a year out and just want to understand the market before you decide anything, that is a conversation worth having too. There is no pitch at the end of it. Calls and messages are answered the same day, seven days a week.
